This stunning property is between the pretty village of Talloires, with its scenic port area, restaurants and watersports and Menthon Saint Bernard, presided over by its beautiful castle. It's also just a scenic 10km drive from the medieval town of Annecy, where you can enjoy a superb meal in beautiful canal-side restaurants, browse the exclusive shops or pick up fresh produce or antiques in the weekly markets.

About the property ...

Up to eight guests can enjoy the holiday of their dreams at this stunning two-storey villa, with four bedrooms and three bath or shower rooms.

Tucked behind a hedge on the road between Doussard and Annecy, the property is easily accessible, while being safe and quiet.

You'll enter on the ground floor, into a hall which leads to the master bedroom. This stylish room has its own dressing room, a desk area and an ensuite bathroom with a walk-in shower and a separate WC. There are two more bedrooms on this floor - a double room with a desk area and a wonderful children's room with two bunk beds and a roll-out bed, toys, games, a television and table football. They won't want to leave!

There's another shower room on this floor leading to the sauna, and a separate WC. There's also a useful laundry room with plenty of cupboard space.

Take the stairs up to the first floor and you'll find yourself in the bright and airy living area. The fully-equipped kitchen is the first space you come to - it has everything you need to cook for a group, and a breakfast bar/cooking island. When dinner's ready, there's plenty of room at the dining table, which is positioned in front of the terrace so that you can make the most of the views.

The cosy seating area has its own space in front of sliding doors on to the terrace - it's a wonderfully sociable space where you can get together to watch a film or chat around the fire. In good weather, you can open the doors on to the terrace, which has another dining table and seating.

The master bedroom is also on the first floor. With an en suite bath and shower room, an office area and doors to the terraces at the front and back of the house, it has got to be the best room in the house!

The fabulous pool comes into its own in summer (it's available from May through until the end of October), whether you want to cool off with a dip, swim some serious lengths or just soak up some sun on the sunbeds. However, the owners would appreciate guests not using the pool after 7pm, in consideration for the neighbours. There are also two covered terraces at the back of the property, one accessed from the living area and the other from the main bedroom - they are the perfect places for coffee or breakfast to get the day off to a perfect start!

There is plenty of space to park outside the property and a secure storage room for bikes with a repair kit. There's also an outside electricity supply for charging electric cars, although this is metered and charged separately to the guests.

Villa Trois Lauriers is in an enviable location, just 3km from the beautiful bay at Talloires on Lake Annecy and 1.2km from the centre of Menthon Saint Bernard, presided over by its beautiful castle.

Walkers can enjoy a stroll along the edge of the lake, explore the Roc de Chere nature reserve (2km) or perhaps hike up into the Dents de Lanfon, where you'll enjoy amazing views over the lake.

Children with a sense of adventure will enjoy a trip to the Acro'Aventure tree-top adventure park, while golfers can walk to the 18-hole Lake Annecy golf club (600m), where every hole gives you a new view of the lake and mountains.

Those who love to eat out will be spoiled for choice too, with wonderful restaurants on the water's edge in Talloires and Menthon Saint Bernard.

If you want to explore further, why not do it by boat? You can jump on a water taxi from Talloires or hire your own boat for the day and explore the lakeside beaches and restaurants.

And of course, you'll want to visit the medieval town of Annecy itself, which is just a boat trip or a 20-minute scenic drive away. Enjoy the canal-side restaurants, stroll through the narrow streets of the old town or browse the wonderful markets that sell everything from fresh produce to antiques.

If you'd rather travel by bike, it will take you 40 minutes to make the journey. You might also like to tackle the Voie Verte - a 43km trail right around the lake, which is largely flat and traffic-free.

In the summer, make time to swim in the crystal-clear waters of the lake from the beach area in Talloires, or try watersports such as water-skiing, kayaking, or stand-up paddleboarding.

For a change of scene, head for the mountains. There’s a huge range of activities to be found in La Clusaz, Le Grand Bornand and Manigod (climbing, hiking, mountain-biking and paragliding to name just a few!).
